What determines Real Estate prices ?
One of the most important questions is how to price your property. You certainly do not want to sell it too cheaply, nor do you want to overprice it, thereby preventing it from being sold.
Consider the following points :
- In simple terms, the price a property brings is determined by what a buyer is prepared to pay. This is influenced by recent sales in the area, how many other properties are currently for sale and the way in which the property is marketed.
- Overpricing is the surest way to kill a sale. Properties that sell the quickest are often those listed at market price.
- Beware of any agents who tell you they can obtain a much higher figure. Remember, agents may interpret the market, but they do not create it. These agents may “promise you the world” as an inducement for you to sign up with them, knowing full well that the passage of time will force you to reduce your price.
- After price, the next question from buyers is usually; “how long has it been on the market?”
